Leads arrive automatically. Enquiries normally reach your inbox on their own from connected channels (such as portal feeds), so there is no longer an Add lead button in the Leads section. Manual enquiry creation has moved to a Developer tool, intended for testing rather than day-to-day use.
Opening the form
Open the user menu from your avatar in the top-right corner and, under Developer, select Create Lead. The New enquiry form opens in the main area beside your inbox.
You do not need to have a lead selected to do this - the form works on its own, so you can add a lead even when your inbox is clear. Use the ✕ (close) button in the panel header to leave the form without saving.
This is a testing aid - as an estate agent you will rarely need it, because real leads flow into your inbox without manual entry.
Filling in the enquiry
The form captures the full enquiry record, so you can populate as much detail as your test case needs.
Title, Forename, Surname - the enquirer's name. Only a surname is required to save.
Position - the enquirer's selling position, if any.
Enquiry type - choose Sales applicant, Lettings applicant, Sales property, or Lettings property. Choosing an applicant type reveals price (sales) or rent (lettings) range fields, plus a Property enquired about field. A lettings applicant also picks a Rent frequency from a list - weekly, monthly or annually - which is the unit its rent range is read against. The two property types show neither. The price and rent fields show the £ symbol as you type and format the amount with thousands separators once you move off the field; a sales price only accepts whole pounds, while rent accepts pence too.
Property enquired about - the listing the applicant contacted you about. Type an address to search, and pick one or more. Each result is shown as a card with the property's address, price and photo rather than a reference code, so you can tell two similar addresses apart before choosing. Only properties on their side of the market are offered: a sales applicant sees what's for sale, a lettings applicant what's to let, and anything marketed both ways appears for either. Changing the enquiry type clears whatever was picked, since the new type offers a different set. Selecting a property is what makes it show on the lead's detail view - see What is the lead detail view and how do I use it?.
There is no such field on a Sales property or Lettings property enquiry: a vendor or landlord is asking you to value or let their own home, which may not be on your books yet. Its record gets created later, while you work the lead - see How do I create a persona for a lead?.
Office - the office the enquiry belongs to. It defaults to your own office but can be changed.
Marketing consent - whether the enquirer has granted, denied, or not been asked for marketing consent.
Source name - where the enquiry came from.
Home phone, Work phone, Mobile phone, Email - contact details. Adding these helps the CRM match the enquiry to an existing contact later.
Bedrooms, Lead negotiator - requirement and assignment detail.
Address - the enquirer's address.
Message - the enquiry text.
If your account isn't linked to an office, the form can't be used - you'll see a message asking you to contact your administrator to set a default office.
Saving
Select Submit to create the enquiry. You are returned to your inbox, where the new lead appears once it has been picked up. You can then select it to work it through the lead flow - see What is the lead detail view and how do I use it?.
