Opening the Marketing tab
Open a property from the Properties list, then select the Marketing tab next to Overview.
Description
Two free-text fields:
Description - a short summary.
Long description - the full marketing copy.
Each saves automatically when you click or tab away from it - there is no Save button on this tab.
Key features
A numbered list of short bullet points highlighting the property, shown on the listing (for example Four double bedrooms, Period Victorian terrace). A badge in the card header shows how many bullets are currently filled in (for example 2 features).
Select Add feature to add a new blank bullet.
Select the trash icon next to a bullet to remove it. You can't remove the last bullet while it's empty - there's always at least one row to type into.
Editing a bullet saves once you click or tab away from it; removing one saves immediately.
This is separate from Special features on the Key Facts card (Overview tab) - that's a list of physical amenities your department supports (for example Garden, Off-street parking), while these key features are free-typed marketing copy for the listing itself.
Details approved
A Details approved checkbox confirms the brochure or window card has been approved for use. Ticking or unticking it saves immediately, the same as every other field on this tab.
Portals syncing
At the top of the Marketing tab, the Portals syncing card shows the property's status on each of the three portals: Rightmove, Zoopla, and OnTheMarket.
No internet marketing
The card starts with a No internet marketing switch, because it decides whether the property should be advertised online at all. Turning it on suppresses the property from portals and the public website, leaving it as an off-market listing available only through matching and direct contact.
The switch saves immediately and shows a Suppressed notice confirming the property is not published online.
Turning it on removes the property from every portal it was already published to - the listings come down, they aren't just left to go stale.
Because there is then nothing published to act on, every action in the table below is disabled while the switch is on: Publish, Sync and Preview alike. Each portal's status is still listed, and the refresh icon still works, so you can watch the removals land. Turn the switch off and the actions come back.
If the property isn't currently eligible to sync, a warning banner explains why (for example Missing EPC certificate), and Publish and Sync are disabled until that's resolved (Preview still works for anything already published).
For a portal you haven't published to yet, the only action is Publish - this is the only thing that starts advertising the property there; nothing does this automatically. Once published, that portal's row instead shows:
Preview - opens the live listing on the portal in a new tab, once one is available.
Sync - resends the listing to that portal again, even if nothing has changed since the last sync.
Each row's Status reflects what happened on that portal's last sync (for example Synced, Up to date, Queued, Syncing, Rate limited, or Failed with a reason underneath), alongside when that was last attempted.
The table refreshes itself in the background - quickly for a short while after a change, then less often once things settle - or you can select the refresh icon next to the Updated time to check right away.
If the sync status itself can't be loaded, an error banner reads Couldn't load portal sync status, and Publish and Sync are disabled until it loads successfully. Preview still works if a listing was already showing before the error - it may just be pointing at an out-of-date status in the meantime. Select the refresh icon to try again.
Saving any change elsewhere on the property record (Key Facts, EPC, and so on) automatically resyncs the property to any portal it's already published to, so a portal listing never goes stale. It never publishes to a portal for the first time on its own - that always needs an explicit Publish. If that automatic resync fails to queue, a dialog appears offering to retry or open the Marketing tab.
Portals (real-time feed)
If your agency still sends properties to the portals through the desktop CRM's real-time feed, the Marketing tab shows a Portals (real-time feed) card in place of Portals syncing. It shows the same feed the desktop CRM uses, so a property sent from either one appears in both.
There is one row per portal your feed sends to. A property marketed for both sale and let has a row for each.
Status - Online once the portal has accepted the listing (with its reference underneath), Not live if it was sent but the portal hasn't shown it, Removed once it has been taken down, or Not sent.
Last updated - when the feed last sent the listing.
Select Send (or Resend for a portal it's already on) to send the property to that portal straight away, as the desktop CRM's portal upload does. The button is disabled when the feed would refuse the property, and the row says why underneath - for example it has no postcode, or the office has no branch ID for this portal when the property's office (or its web office, if it has one) isn't set up for that portal yet. If the feed itself turns the send down, a warning above the table gives its reason.
Saving any change to the property record also resends it, through the feed, to every portal it is already on - the same way Portals syncing works for everyone else. It never sends to a portal for the first time on its own; that always needs Send. If the save makes the property unmarketable (for example you turn internet advertising off), the feed takes the listing down. If the feed turns the update down, a message after the save gives its reason.
If a change won't save
If you see a Couldn't update property message, the field you changed reverts to its last saved value. Check the details and try again; if it keeps failing, use Contact us in the Help centre menu, inside the profile menu.
